North Lincolnshire Homes is a Registered Social Landlord (RSL) that currently owns and maintains almost 10,000 homes across the whole of the North Lincolnshire region. As a registered charity, and a company limited by guarantee, we cannot trade for profit; meaning that all income must be reinvested into the organisation to maintain homes, improve services and finance new builds.
North Lincolnshire Homes formed in February 2007 following the transfer of homes from North Lincolnshire Council
and currently employs in excess of 290 dedicated members of staff; including a strong team of trade workers in our Technical Services department.
Managing North Lincolnshire Homes
The Board
has overall legal responsibility for governing North Lincolnshire Homes. All Board Members are volunteers and do not get paid (other than for claiming out-of-pocket expenses). The Board is made up of fifteen seats; five for tenant volunteers, five for independent members and five for North Lincolnshire Council nominees.
North Lincolnshire Homes Chief Executive, the Executive Team and their staff are paid to manage the organisation on a day-to-day basis.
Our vision is to be at the heart of our neighbourhoods, working with communities. How customers, staff and other organisations feel about us is very important.
How we do things is as important as what we do.
We aim to achieve our vision by:
- Keeping promises
- Giving a prompt, reliable and friendly service
- Getting the job done - properly
- Treating people fairly
- Listening and taking notice
- Giving value for money
- Looking out for people who are at risk
- Always looking for better ways of doing things
- Encouraging people to take pride in their homes and neighbourhoods
- Thinking ahead and planning for the future
Corporate Objectives
North Lincolnshire Homes has developed key Corporate Objectives which are central to helping us to achieve our vision. The objectives were developed by the Board and take into consideration the promises made to tenants and our aspirations for the communities which we serve.
Delivering excellent services and Decent Homes - We made promises to tenants that in our first five years we would deliver a programme of improvement work to ensure all homes meet our Decent Homes Standard. We would also said we would consider a range of issues our tenants said were important to them.
Working in partnership for sustainable communities - One of our priorities is to ensure we are established as a key player in promoting sustainable communities in North Lincolnshire.
Customers at the heart of our business - We will be a customer-focused organisation which embraces a listening and learning culture and which recognises the diverse needs of our communities.
Organisational development and capacity building - We will be an organisation which attracts, motivates, retains and trains it staff to deliver our objectives and realise their personal development potential.
Managing the business - We must maintain sound business platforms, supported by robust systems and procedures. We will continue to develop a range fo business support services and be ready to respond to new business opportunities.
Regulation and risk - Through effective financial planning, risk management and appropriate controls, we will remain viable and financially sound.
