Before moving into your new home, North Lincolnshire Homes completes a number of basic responsibilities to ensure that you move into a home that meets a certain standard that we set ourselves.
We want all of our properties to be of a consistently high standard and have worked closely with tenants to produce guidelines on what standards you expect when moving into one of our homes.

Windows and glazing
All windows will open and close freely. All broken panes of glass will be replaced before you move into your home.
Internal woodwork and doors
Doors will be serviceable and will open and close freely. External doors will all lock securely and any timberwork will be free of damage and/or decay.
Utilities/Heating
We will carry out gas and electrical safety checks to ensure that heating systems and electrics are in a safe working order. We will ensure that you have copies of the latest service documents.
It is you - the tenant - who is responsible for setting up your gas and electricity supply, we are able to assist you if you require our help.
Decoration
It is the responsibility of you - the tenant - to decorate your property; including filling any holes and cracks with decorators filler. We will ensure that walls and ceilings will be sound and free from loose plaster work or large cracks.
In certain cases, we will provide you with a Decoration Allowance - vouchers that you are able to spend on materials to decorate your property. Please note that these vouchers are only to aid you in decorating and may not cover the full cost of decoration.
Cleaning
All homes will be in a clean condition - free from any rubbish.
Bathroom and toilet
All fittings will be clean and in good working order. Tile surrounds will be clean and in good condition.
Toilet seats will always be replaced. Where showers are fitted a new curtain will be provided.
Kitchen
All kitchen units, work surfaces and tiled areas will be in good condition.
Garden and fencing
All gardens will be free from rubbish and the area of your responsibility will be clearly identified. Hedges and lawns will have been trimmed down to a manageable height.
External structures such as sheds, greenhouses and similar outbuildings will be removed - unless they are in a good, safe condition. If these buildings are left, it is your responsibility for their upkeep.
The path leading to the front entrance (or side entrance if your home does not have a front door) of your property will be safe and in a satisfactory state of repair.
Floors and ceilings
Polystyrene ceiling tiles will be removed and all ceilings left in a good condition. Floors and fixed floor coverings will be left in a good, safe condition.
Whilst some floorboards may have some slight movement or minor cracks, they will be free from major faults that could cause injury or serious accidents.
